A Smart & Final grocery store will be built on the old Mel Cotton’s site in Midtown San Jose, developers announced last week at a community meeting.
The 29,580-square-foot store will go up on the two-acre lot at the corner of West San Carlos and Race streets, directly across the street from Safeway. Until it closed for good last year, Mel Cotton’s Sporting Goods had stood there for more than 60 years.
Some residents at the April 20 meeting held at the Westminster Presbyterian Church in the Rose Garden neighborhood were skeptical about two grocery stores competing right next to each other. But representatives for developer HMH Inc. suggested that shouldn’t be a problem, noting the “price disparity” and other differences between the Safeway and Smart & Final brands.
